When your windows are working correctly, they provide a nice view of your yard and the neighborhood. But when they're not working correctly, they can really cause a lot of problems including raising your energy bills, water damage, cold drafts and make it hard to keep your home well-ventilated. I've put together a few tips on how to improve your windows and your overall happiness with your home.

My windows let in too much cold air during the winter and too much hot air during the summer

If you're finding that your house is too cold or too hot at various points in the year and your energy bills are starting to get too high, you may want to consider replacing your windows with more energy-efficient windows. Energy-efficient windows work by reducing the amount of heat transfer through the window - effectively keeping your house warmer during the winter or cooler during the summer. The most common way they do this is via a unique double-paned design with argon or nitrogen gas sealed between the panes - and a special coating on the inside or outside of the window. The double-paned design minimizes heat transfer between the two windowpanes since argon and nitrogen are relatively poor conductors of heat while the coating reflects a good portion of heat either back into your home or back out into the atmosphere, depending on your needs.

My windows won't open or close properly

Window opening and closing problems can be attributed to quite a few things, but some of the more common causes include:
1) The window track needs to be lubricated. Use a light oil or silicone spray for this.
2) The hardware may need to be replaced.
3) The house itself has settled, causing the window frame to warp out of shape. If this is the case, the entire window frame may need to be rebuilt.

There is mold and/or water damage around my windows

Your windows may have a leak in the frame or in the caulking around the windows that is allowing water to get into the wall. Also, be sure that none of your windows are left open even a crack during rain or inclement weather.

There is frequent condensation on my windows

The humidity may be too high in your home - you may need to control it by improving the ventilation or using a dehumidifier.
